Q. Can I get any Pre-Purchase Inspection done for my home before I put it on the market?
A. Yes you can. This will give you an indication of problems that may need to be attended to prior to selling.
Also if you are not selling your home, but would like to know any current defects or need a report to check repairs completed on your house by a tradesperson.
Q. Everything looks OK, how do I know if I have termites?
A. You may not see any signs of termites until it's too late. The only way you can be really sure you don't have termites is to have an annual Timber Pest Inspection by a qualified timber pest inspector.
Q. I'm building a new house, or extending my current house. What should I do to keep termites out of my new home?
A. There are many options available for minimizing the risk of termite entry into your new home or renovation. It will depend largely on the construction of your property. The methods that may be recommended include physical barriers, chemical barriers and combinations to ensure that you have the best protection available.

For Inspections in areas other than those noted above, you will need to email your enquiry direct to the Inspector required.
Q. What is a Standard Building Inspection?
A. The report is NOT an all encompassing report dealing with the building from every aspect. It is a reasonable attempt to identify any obvious or significant defects apparent at the time of the inspection. Whether or not a defect is considered significant or not, depends, to a large extent, upon the age and type of the building inspected.
Q. What is a Standard Timber Pest Inspection?
A. Australian Standards AS4349.1-2007 INSPECTION OF BUILDINGS - TIMBER PEST INSPECTIONS (Order a report Now)
This Standard sets out the minimum acceptable requirements for visual inspection and reporting on the activity of timber pests.
Timber pests that damage timber specifically include subterranean and dampwood termites, borers of seasoned timber and wood decay fungi.
The purpose of a timber pest inspection in a building is to assess the following:
(a) Evidence of timber pests.
(b) Severity of damage caused by timber pests.
(c) Susceptibility of building to infestation by timber pests.
(d) Remedial and protective measures required.
(e) Further investigations required.
NOTE:
1 This Standard does not require inspection and reports on drywood termites due to the extreme difficulty in locating the small colonies. Where they are commonly encountered, the report should advise that a special purpose report may be necessary.
2 Regular, competent inspections are strongly recommended, at least on an annual basis. Where justified, more frequent inspections may be recommended, e.g. in situations considered more conducive to timber pest infestation.
Q. What areas are Inspected with a Building Inspection Report?
A. Only structures and fences within 30m of the main building and within the boundaries of the site are inspected.
Q. How do I receive my Pre-Purchase Inspection Report by any Inspector?
A. The reports can be received either by fax or email as well as the originals being posted to you.
A copy of the report is also available to be forwarded to your Solicitor / Conveyancer for their files.
A verbal report is also available to you.
Q. How is payment made for a Pre-Purchase Building Inspection Report?
A. In the areas of Newcastle, Lake Macquarie, Upper & Lower Hunter Valley, Port Stephens and Upper & Lower Central Coast, the Building Inspector, Barry Frazer, will bill you direct.
Normally our reporting is not released until payment has been received, however payment can be made by Visa, MasterCard, Direct Deposit to a bank nominated, or return cheque / Money order.
Q. Do I get a written report?
A. In the areas of Newcastle, Lake Macquarie, Upper & Lower Hunter Valley, Port Stephens and Upper & Lower Central Coast, yes you do.
Barry’s reporting is not the usual “Tick the Box” format, but a general written report in plain English terminology.
Q. Why Electrical pre-purchase inspections?
A. It has been common practice to gain a building and pest inspection prior to purchasing a property for some time now and rightly so. With the cost of housing increasing and safety responsibility getting tighter, it makes sense now to know what the state of the electrical system is before you take ownership. In a study conducted by Archi Centre, 35-45% of homes inspected had major electrical faults that required urgent attention at considerable cost to the prospective owner and others required considerable upgrading to meet current electrical standards.
Q. Can I contact the Pre-Purchase Inspector?
A. Yes you certainly can.
It is recommended that you have read the report and have all relevant questions ready prior to contacting the relevant Inspector.
It is also recommended that this be done as soon as possible after the report has been carried out.
Q. What is an Invasive Building Inspection Report?
A. To remove internal wall sheeting, external cladding or roof sheeting / tiles, to gain access to suspected areas of Structural damage.
It is the responsibility of the Vendor (the current owner of the property) to remove and replace all required internal/ external wall coverings and / or roof sheeting / covering, to enable the inspection to be carried out.
Q. Why would I need a Pre-Purchase Plumbing Report?
A. Carrying out a plumbing inspection prior to buying a property, can eliminate un-inspected and unknown costly plumbing repairs that may be required.
An inspection report and an estimate of any repairs needed on the property is also provided with each inspection option.
Various options are usually formulated to suite the needs & the budget of all clients.
Q. What does a Pre-Purchase Pool Inspection Include?
A. The whole pool environment is evaluated, not just the pool and equipment. The intent of a pool inspection is to evaluate the current condition of all accessible pool components. Items are identified that need repair to make the pool operational, safe and reasonable to maintain. The condition is also noted of fence, gate, surrounds and other items of possible concern. These reports enable you to proceed with confidence in your purchasing decision and look forward to becoming a happy pool owner.
Just as building and pest inspection informs you about the condition of the home you are interested in purchasing, a pool inspection informs you about the condition of the pool. Most building inspectors do not do pool inspections, as this requires highly specialised skills.
Q. Why would I need a Structural Engineers Report?
A. If minor structural defects are not attended to and rectified they may deteriorate and become potentially dangerous.
It is most important that all structural faults be identified and the correct remedial action be acted upon.
The earlier a problem is identified and corrected the safer and less costly the repair will be.

Q. How long does it take to be listed?
A. Once payment is confirmed, information approved and all information received and proof read, the listing will be immediate. You will be notified by email or preferred means of contact. All registrations will be periodically viewed.

A. If changes are required to your listing you will need to call our National Operators on 1300 668232 during normal office hours or email to info@ozinspections4you.com.au.
